Strip the unit
Cover, filters, louvres, drain pan and the blower wheel come off — the parts a standard clean can't reach.
Foam & soak
Coil, blower wheel and drain pan are foamed with biodegradable cleaner and left to lift the biofilm, then pressure-washed clean.
Sanitise
An antibacterial, anti-mould treatment is applied to the coil and blower housing to slow regrowth in Bangkok humidity.
Rebuild & verify
Reassembled, balanced, run, and the vent temperature and airflow compared to the arrival reading in your photo report.

How often is a deep wash needed?+
Once a year for most homes, on top of the 6-monthly standard clean. The 4-Visit Year Package includes one deep wash per unit.
Is the chemical safe?+
Yes — we use a biodegradable, low-odour coil cleaner rinsed fully out of the unit. The room is usable as soon as we leave.
Can it fix a unit that smells like wet socks?+
That smell is bacterial biofilm on the coil and blower. The deep wash removes it; the sanitiser slows it coming back.
